The County Tax Assessor’s office plans to reclassify short-term rentals – both in the City and the County – from residential to nonresidential, or commercial, for property tax determination. This will impact everyone’s property tax rate because it will trigger a current market assessment (most likely resulting in a significant property tax increase) and remove the residential 3% tax increase cap.  

On Nov. 1, Santa Fe County STR owners will receive a questionnaire from the County inquiring about how they are using their property. If a property is found to be used mostly for short-term renting, the County will consider changing the property’s tax status. The STR Fellowship of Santa Fe County recommends holding off on responding as their legal team looks into this.

What this means for STRs:

  • STRs will no longer have the protection of the residential 3% annual increase cap.
  • Property’s assessed value increase to FULL market value.
  • STR property values will be subject to the higher tax rate (a 30% increase over residential rates).

What can you do to stop this?

  1. Show up to the Santa Fe Board of Commisioner’s Meeting on 10/31 at 2 p.m. and provide public comment. Public comment is limited to three minutes.
  2. Contact your representatives – reach out to your City Councilmember/County Commissioner and the Santa Fe County Assessor, Isaiah Romero, at 505-986-6300.
  3. Donate to the STR Fellowship of Santa Fe County
  4. Vote on Nov. 7 – do your research and make sure the officials you know where the candidates you are voting for stand on STRs

BCC Meeting on STRs
