BCC Meeting on STRs 

Tuesday, Oct. 31 | 2 p.m. 

The Santa Fe Board of County Commissioners meeting will be tomorrow, Tuesday, Oct. 31, at 2 p.m. During the meeting, the BCC will present its recent findings on an STR survey conducted by an outside research firm, as well as the status of the STR permitting process. In addition, they are proposing to extend the moratorium on non-owner-occupied STRs. The moratorium is affecting real estate sales in the county, and we do not support this extension. Currently, no one can obtain a permit in the county to operate a non-owner-occupied STR. This is contributing to a lack of economic growth and reducing sales of property.

 Additionally, we all need to be aware of the Santa Fe County Assessor’s office’s plan to reclassify short-term rentals – both in the City and the County – from residential to nonresidential or commercial for property tax determination. We need everyone to attend and submit public comments along with the Santa Fe STRA. Public comment will take place right after the County’s presentation on the STR Permitting process, and there is a three-minute limit to share your concerns. Register to speak during matters of public concern here>

Why This Matters To You: 

This will impact everyone’s property tax rate because it will trigger a current market assessment (most likely resulting in a significant property tax increase) and remove the residential 3% tax increase cap. Let the commissioners know how you feel about the plan to change the property tax determination for STRs. Although the Assessor’s Office does not answer directly to the Board of County Commissioners, we need to go on record as opposing the actions of the Santa Fe County Assessor’s office. Please consider making a public comment noting your opposition to this effort to re-classify STRs as commercial use.
