Santa Fe Tax Assessor plans to reclassify STRs and raise your property taxes:

STR hosts, owners, and stakeholders need to be aware of the Santa Fe County Assessor’s Office’s plan to reclassify short-term rentals – both in the City and the County – from residential to nonresidential or commercial for property tax determination. This will impact everyone’s property tax rate because it will trigger a current market assessment (most likely resulting in a significant property tax increase) and remove the residential 3% tax increase cap. Let the commissioners know how you feel about the plan to change the property tax determination for STRs. 

Santa Fe County Assessor public meeting on STRS

The Office of the Santa Fe County Assessor is holding an educational assistance outreach meeting on Monday, Nov. 20, to address public concerns over the short-term rental questionnaire. They will also be answering questions regarding short-term rentals and how they relate to the Assessor’s Office. We encourage everyone to attend and bring your questions in regards to the reclassification of STRs to non-residential and the resulting financial impact for STR hosts and owners. 

Proposal to extend nonowner-occupied STRs:

The Santa Fe Board of County Commissioners is proposing to extend the moratorium on nonowner-occupied STRs. The moratorium is reducing real estate sales and hampering economic growth in the county, and we oppose this extension. Currently, no one can obtain a permit in the county to operate a nonowner-occupied STR. A second Lawsuit has been filed by other constituents against the County to stop their attempt to continue the moratorium on nonowner-occupied STRs.

Three things you can do right now:

1. Attend the Santa Fe County Assessor Public Meeting on STRs: Be sure to join the Santa Fe STRA on Monday, Nov. 20 at 5:30 p.m. at the Santa Fe County Fairgrounds. It’s critical we show up to have our questions addressed on the reclassification and make sure the Assessor’s Office is aware of the hardship this will cause on our community. 

2. Contact State & County Officials: We need all Santa Fe and County hosts and owners to make their voices heard and tell officials to stop moving forward on this change of tax classification that will undoubtedly cause financial harm to nonowner-occupied STR hosts.

3. Contact Your State Legislatures: Let them know you do not support this re-classification and that STRs have always been considered residential in use, and this action will cause financial harm to nonowner-occupied STR Hosts
